Facility & Maintenance Director

The T Boone Pickens YMCA is looking for a Facility & Maintenance Director to ensure the daily and long-term functioning of the Facility. The individual in this position performs and / or oversees all routine maintenance in order to keep the facility safe, clean and functioning properly for all members, program participants and staff.
Responsibilities include but are not limited to the following:
  • Supervise 1 part time staff and work closely with the housekeeping staff to maintain cleanliness of the facility.
  • Perform daily inspection of the facility, create a weekly/monthly work plan to ensure that problems and issues are addressed and repaired.
  • Provide routine maintenance and perform necessary repairs on HVAC systems, electrical equipment, plumbing systems, pool equipment, carpentry, painting, etc.
  • Maintain third-party contracts in accordance with association standards.
  • Bid out and review projects, schedule repairs, and ensure high quality result with minimal disruption in service to members.
  • Manage inventory of maintenance and janitorial supplies so that down time is minimized. 
  • Assist in the maintenance of fitness and A/V equipment, including the wellness floor, group ex and other equipment for member use.
  • Work with outside agencies such as fire, health, building departments, etc. to ensure compliance with all local, state and federal regulations related to facilities and grounds.
  • Meet regularly with tenants of the facility to ensure their needs are being met. 
  • Assist in setting and breaking down of Turkey Trot event during the weeks leading up to and on Thanksgiving Day.
  • Attend training and achieve required certifications.
  • Oversee the maintenance department budget.
  • Support team members with special events as needed.
  • Ensure daily delivery of laundry. 
  • Code and process contractor and service bills.
  • Communicate to staff, members and tenants when facility issues will continue beyond that day, or impact stakeholders.
  • Maintain commercial laundry and dryer units in operable condition.
  • Available and accessible throughout the week to provide leadership when emergency arise and perform other duties as requested and necessary.
  • Adhere to all policies, guidelines, rules and best practices as outlined by the YMCA of Metropolitan Dallas or directed by supervisor.

Minimum Requirements

 
  • 3 or more years of professional experience in commercial facility management.
  • Demonstrated background, knowledge and expertise as it relates to mechanical systems, which include a Centrifugal chiller plant, plumbing, electrical, motors, pumps and HVAC systems. 
  • Skills in staff supervision, budget management and project management.
  • Skill in estimating the cost and amount of materials needed for repair and maintenance of building structures and mechanical equipment.
  • Ability and current driver’s license to drive with a record that meets YMCA standards.
  • Available for occasional on-call situations after hours and on weekends. 
  • Standing, walking, sitting, reading, stooping, climbing ladders and lifts, crawling in and through low spaces.
  • Working knowledge of ADA and OSHA.
  • Computer skills and experience with standard business software.
  • Hand and finger dexterity, clear speech, hearing and listening, reading and writing, basic math and analytical skills, sound judgment, problem-solving and decision making

The YMCA of Metropolitan Dallas offers a comprehensive Benefits Plan: Health, Dental, Vision, Long & Short Term Disability, 125 Medical & Dependent Care Reimbursement Plan, Employee Assistance Plan, Retirement 12% paid by the YMCA upon meeting eligibility requirements, and Paid Time Off (PTO).
Salary: $44,000 to $49,000 if annualized
